Duty to Manage

Non-domestic premises must identify asbestos-containing materials (ACMs), keep an asbestos register, and maintain a management plan that’s shared with anyone liable to disturb ACMs.

Survey, Risk, Control

1) Survey type

Management survey for normal occupation; refurbishment/demolition survey before intrusive works.

2) Assess risk

Material + priority scoring; consider condition, location, likelihood of disturbance.

3) Manage or remove

Encapsulate and monitor if low risk; remove if degraded or works will disturb; use licensed contractors for licensable work.

4) Control of work

Plan of work; enclosure/negative pressure; air monitoring; waste disposal via consignment notes.

5) Training & communication

Asbestos awareness for maintenance/contractors; share the register at induction and via permits-to-work.
